THE PROCESS

  1. Contact one of our friendly team by phone or email to arrange a convenient time for us to meet with you and appraise the property.
     

  2. Our team will then research the property, check property files, gather sales history in the area, and make you a formal offer within a few days.
     

  3. Once our offer is accepted verbally we will complete all the
    paperwork and send it to each of the lawyers.

     

  4. The deposit will be paid to your lawyer, then on settlement day the balance of funds is paid and keys are exchanged.

Frequently Asked Questions

Do I have to pay any fees?

No there are no fees or commissions on the sale

What if I need to sell quickly?

Yes we are able to act very quickly, sometimes we can settle within two weeks, we will work around your requirements as best we can.

Do I have to have open homes?

No, we don’t need you to have open homes.

How do you work out what my house is worth?

We take the end value once repaired, renovated and if necessary a new CCC and work backwards deducting all the costs and expenses including margin.

What if I need to find a new home before I can sell?

Yes absolutely we will work to your timeframe and even assist where we can to find you a new home.

Is the sale on a standard law society Sale & Purchase agreement?

Yes it is, we get the standard documents from our lawyer

What happens to the tenants when I sell?

Usually for us to complete the works and renovation we would need to have the property empty, the tenants will be given 45 days’ notice where necessary.

When does the deposit get paid?

We pay the deposit direct to our lawyer as soon as the accepted offer is unconditional.

I don’t have a lawyer, what should I do?

We can provide you with a list of local lawyers in your area.

My family wants to get involved in helping me with the sale process, is that ok?

Absolutely, it’s a big decision we are happy to work with your family.

Do I have to get a valuation for you to buy my property?

If a valuation is required for us then we will organise and pay for that as well as coordinate a day and time.

Who fills out the sale and purchase agreement?

We will make you a formal written offer, we recommend that you ask your lawyer to check over the documentation before signing.

Can I take some of the chattels with me when I sell?

Certainly, there is a chattels section in the Sale & Purchase agreement to allow for that.

The house needs repair and is a mess, will to buy it “as is”?

No, we will allow for that in our formal offer to you.

There are some illegal works on the property, will this affect the sale?

No, we will allow for that in our formal offer to you.

Will you still be interested if I’m not quite ready to sell yet?

Yes, we will work on your timescale and needs.

What do you do with the house once it is repaired?

Depending on the property we will either put it out to the market as a fully renovated and compliant home or hold it as a long term rental.

Can have a look at the completed renovation when you finished?

Yes absolutely, we always ask you if you would like to see the finished product, it’s exciting to see all the changes.
